Today's appraisal process is not the way you might remember. Since The Great Recession, legislation is in place, keeping the loan officer from talking to the appraiser about a home's value. In fact, the loan officer doesn't order the appraisal from the appraiser anymore, it's ordered through what's called an Appraisal Management Company, or AMC.
The AMC has a panel of approved and vetted appraisers to which the AMC serves the appraisal order, depending upon availability, competency, coverage area and other metrics.
